The Problem

Our long-standing property developer client was tasked with transforming a tired, derelict 3 storey NHS building in the centre of Wilmslow into a premium retail space for sportswear brand Run Direct, including a modern coffee shop on the ground floor.

While the existing Toshiba VRF system was still perfectly serviceable, the original installation left a lot to be desired. Pipework and drainage lines sagged, flexi ductwork had been used excessively, and the ducted fan coil units were hidden above a false ceiling that the end user no longer wanted. The new vision for the space centred around an open, industrial-style interior, meaning all air-conditioning services would now be fully visible.

The challenge wasn’t about fixing a failing system, it was about taking a scruffy, dated installation and turning it into something that looked clean, intentional, and high-end, without the client having to invest in brand new equipment.

The Solution

We met onsite with the property developer and the Run Direct team to understand their design direction and to plan how we could elevate the existing system to match the new aesthetic. Our goal was to retain the equipment, respect the budget, and deliver a finish that looked like it belonged in a modern retail environment.

To start, we recovered the refrigerant from the existing system and stripped back the untidy flexi ductwork. This allowed us to design and install new exposed spiral ductwork, which instantly created a cleaner, more deliberate industrial appearance. Because the space no longer had a false ceiling and the dew point conditions were suitable, the ductwork could remain uninsulated, adding to the visual appeal.

We then carefully reorganised the previously drooping pipework and drains, supporting and concealing them neatly on cable tray. This not only improved the look but created a far more structured and professional installation. Our team rewired and adjusted the control setup to suit the new layout, ensuring the system would operate efficiently within the redesigned space.

Throughout the project, we worked alongside other trades and adapted to the tight and ever-changing schedule typical of high end fit outs. Our flexible approach meant the air conditioning work complemented, rather than complicated, the wider progress onsite.

Once the refurbishment was complete, we recommissioned and fully serviced the system so it was ready for the new tenant to move straight in.

The Outcome

The transformation was significant, what had once been an untidy, hidden installation became a smart, visually striking feature that enhanced the industrial design of the store. By making the most of the existing Toshiba VRF system, we delivered a high-end finish without unnecessary equipment costs, giving the client excellent value and a result that looked purpose built for the new retail space.

The final space felt cohesive, clean, and contemporary, exactly what the end user had envisioned. Better still, our collaborative and flexible approach ensured the process was smooth, predictable, and free from friction, allowing the wider fit out to stay on track.
