An existing client who specialises in Pharmaceutical & Healthcare Supplies were opening new larger premises.

ICE had built and maintained the MHRA compliant chillstore at their existing site which has ran perfectly for 3 years. ICE were asked to provide a proposal for the new site as the clients preferred contractor.

The clients parent company were managing the refurbishment works and awarded the project to another refrigeration contractor.

The company who won the works are not specialist in the pharmaceutical industry and installed a sub-standard insulated enclosure along with poorly designed systems.

The room failed validation due to high humidity levels and poor temperature control.

ICE were asked to proceed with their original proposal by the client.

Scope of work

Our scope of works was to decommission and remove the problematic systems and sub-standard insulated enclosure, and to put aside for collection by the contractor that supplied it.

In place of the removed enclosure, ICE were tasked with the building of all insulated walls, doors and ceilings, together with the design, supply installation and commissioning refrigeration systems to provide a temperature-controlled environment.

The chillstore was to be used to store pharmaceutical products, which needed to be maintained within the strict MHRA guidelines of 2°C to 8°C.

Due to the high value of the product to be stored within the chillstore, it was a requirement for the new refrigeration systems to provide a fully flexible, run and standby operation to maintain the conditions 24 hours per day, 365 days per year.

A stainless steel mesh partition was to be installed to separate the enclosure into two areas, while still allowing airflow through. An access door between the two sides was also required.

LED lighting operated via PIR sensors for energy saving, and emergency lighting was also required.

How ICE helped

Detailed heatload calculations were undertaken and adequately sized equipment was selected based the results.

The new walk-in chillstore was built measuring approximately 9.0m x 6.0m, with a height of 3.0m.

Access to the chillstore was via via 2x 1.5m x 1.9m insulated sliding doors, one to each section of the chillstore.

To ensure the critical temperature parameters are maintained, each door was fitted with a door switch that would alarm locally after a pre set period of time of around 30 seconds to prevent the doors being left open.

For the floor, an Altro finish was applied to the concrete.

The chillstore was served by two independent, direct expansion refrigeration systems operating on R449A refrigerant, utilising fully housed packaged Danfoss condensing units and Gunter ceiling mounted evaporator coolers.

Each installed system was independently capable of maintaining the desired room temperature in the event of a failure of the other system or whilst defrosting. This provided a fully flexible, run and standby operation for the room.

Standard insulated pipe clamps were used to support the refrigeration pipework and all condensate drains were ran in plastic to a pump.

A bespoke control panel was installed to allow precise control of the systems, including auto change over, audible door alarms and volt free contacts to interface with the clients BMS alarm system.

Energy efficient LED lighting was installed by our electrical contractors E&A Electrical, operated via a PIR sensor. Emergency lighting was also installed

This project was led by our Project Manager Daniel Bush and installed by our in-house team.

Results

The project was handed over to the client in August 2024 and has since passed its temperature mapping and validation perfectly.

The room was supplied with as built drawings, commissioning reports and O&M manuals.

Since commissioning, the room has performed well and has stayed within the specified temperature limits of between 2°C and 8°C.

This chillstore has now been put under a maintenance plan with ICE Ltd, providing the clients with 24/7/365 emergency call out cover.

Since the installation the client provided the following feed back:

“It’s like chalk and cheese (or rather Rolls Royce vs Lada!). I would like to thank you for an excellent approach to the expedited install that we required; it will be a pleasure continuing to work with ICE.”
